Getting ready for excavation
The new one-story single family residence with a walk-out basement will attach to an existing cabin and garage.

Corner stakes
For excavation, we measured and staked all foundation wall corners and center of concrete piers for exterior deck posts.

Cabin prep
While excavation is going on, the upper deck has been removed on the existing cabin and new wall sheathing has been added on the side adjacent to the new construction. New doors and windows are framed, and the rough openings will be cut into the sheathing later.

First concrete pour
The foundation crew has all of the perimeter footings formed and ready, along with the pad footings for each of the deck piers.

Foundation
Concrete foundation walls are in place for the crawl space and walk-out basement. Forms have been removed, and damp-proofing is applied up to the planned height of the finish grading. Drainage piping is now going in before backfill.

Concrete piers are poured for the rear deck posts, along with the specified post anchors.

Basement wall framing starts after drainage, backfill, grading, underground plumbing, and basement slab are installed.

Sheathing
All of the structural wall sheathing and roof sheathing is almost finished, and the fascia boards are installed around all of the soffits.

Getting dried in
Roofing is going on. Exterior doors, windows, and skylights are being installed.

Tubular Skylights
Skylight domes (and any other roof penetrations) are cut into the roof for proper flashing and roofing installation. Full skylight installation will be completed later to extend the tubes down to the interior ceilings.

Interior Finish Framing
Basement walls are installed for insulation inside concrete foundation walls that extend above the concrete slab.

Rather than stopping the basement wall framing with the concrete foundation wall, the shorter wall framing under the windows continues around to best finish off the room interior.

Tray ceilings
Interior finish framing continues with three tray ceilings in the Kitchen (shown), Dining, and Foyer. The tray ceilings have a niche and a 2x4 lip around the perimeter to conceal additional lighting to shine up into the tray ceilings. Rather than modifying the engineered trusses to step up, these tray ceilings are soffits framed down below the ceiling line. Ceilings in the house and in the tray centers are typically 9' high, and are reduced to 8'-0" high around the tray perimeters only.

Island wall
This curved wall is for one of two islands in the Kitchen. It will include the main Kitchen sink (facing the view), dishwasher, cabinetry, and a flush bar with a curved top.

Master Bath Framing
The curved deck platform is framed for the tub in the Master Bath. The platform is radiused into the curved exterior wall. A pocket door frame leads into the bathroom.

Plumbing
While the house is being dried in and finish framing is under way, all of the trades come in and complete their work together pretty quickly. The plumber is the first one to start.

Electrical
After an initial walk-through, the electricians begin their work and coordinate with the other trades.
|

Mechanical
The main supply ducts for the forced air heating system run along the basement ceiling where needed, underneath the upper floor system, and perpindicular to the floor joists above. The ducts will be concealed in a framed soffit to lower the ceiling in these areas.

Individual supply ducts run in the floor system, and between the joists to each of the heat registers that blow up to the main floor above, or blow down to heat the basement. You can see the main supply line below the floor system.

All venting is installed through exterior walls and up through the roof to prepare for roofing and siding. This vent is for one of the two gas fireplaces in the home.

Skylight Installation
Skylight tubes are installed to get ready for drywall, and also taped off to protect the reflective interior during construction.

Insulation
Insulation is added once the plumbing, heating, and electrical are all done and inspected.

Drywall is added at the walls and ceilings, along with the Dining Room tray ceiling.

This is the tray ceiling at the Kitchen, with the tubular skylights roughed in.

Exterior Siding
Siding begins with a belly band at about the level of the main floor, with approved metal flashing. Board and Batten siding is added for all walls below the band.

"James Hardie" brand shingle siding is added to all exterior walls above the belly band.

Millwork
Pre-primed MDF millwork is being installed around all of the interior door and window openings. Some windows and doors are still covered with plastic for some exterior painting during periods of good weather.

Most of the exterior siding is completed and painted (except some trim boards).

The existing cabin front has new windows and garage doors. Concrete slabs are intalled at the Garage and Front Porch. These two walls still need siding to match the rest of the house (started between the garage doors).
